Decide before designing

Design for delivery
The RIBA Plan of Work structures a building process from strategic definition and briefing through design, construction, handover and use. Its value lies in defining responsibilities, stage outcomes and approval gates before work advances.
Control time, cost and quality
A baseline programme, risk register, change control and periodic reporting are essential delivery controls. Late decisions usually carry greater cost and schedule impact, making early information clarity particularly valuable.
Operation is part of the project
Physical handover is not the end of value creation. As-built records, operator training, maintenance planning and review of actual building performance should be considered from the outset.
